General Conditions

Article 1: Definitions

  1. The entrepreneur: Ragunda Experience.
  2. The guest: the person who has entered into an agreement with the entrepreneur regarding the rental of holiday accommodation or services. The co-guests are the other persons indicated in the agreement.
  3. Third party: any other person, other than the guest and/or co-guests.
  4. Location: accommodation at Ragunda Experience agreed upon between the guest and the entrepreneur.
  5. Accommodation: apartment, house, etc.
  6. The agreement: the agreement between the guest and the entrepreneur regarding the right to use a location for a previously agreed fee and period.
  7. Information: written or electronic information about the use of the location, the accommodation, the facilities, and the rules of Ragunda Experience.
  8. Cancellation: written cancellation of the agreement by the guest before the start date of the stay. 9. Accommodation Regulations: the written regulations containing the house rules for the use of the grounds and facilities.

Article 2: Duration of the Agreement

  1. The agreement expires after the agreed period, without notice of termination being required.

Article 3: Price and Price Changes

  1. The price is agreed upon based on the price list established by the entrepreneur.
  2. If, after the price list has been established, additional costs arise due to increased government charges, these additional costs can be passed on to the guest, even after the agreement has been concluded (for example, an increase in VAT).

Article 4: Additional Costs

  1. Bed Linen
    The use of bed linen is mandatory in the rental accommodations. Rental is available at a rate of SEK 150 per person. You can bring your own or rent it from us. Pillows and duvets are provided in our accommodations. If you do not use your own or rented bed linen, a charge of SEK 500 per bed will be applied.
  1. Final Cleaning
    At the end of the rental period, the accommodation must be returned clean. If this is not the case, the property manager will carry out a final cleaning. The cost of this final cleaning is the responsibility of the guest and amounts to SEK 400 per period for Villa Ragunda.

Article 5: Reservations

  1. Reservations can be made by telephone or online.
  2. After receiving your reservation, you will receive a confirmation or invoice by email.
  3. For reservations made more than 28 days before arrival, a standard two-day cooling-off period applies. No cooling-off period applies for reservations made within 28 days of arrival.
  4. On the third day after booking, your booking is legally final, and Articles 6 and 7 of these general terms and conditions regarding changes and cancellations apply.

 

Article 6: Payment

  1. The guest must pay in Swedish kronor, observing the agreed terms.
  2. Payment must be made in two installments: • 1 week after booking by telephone, in writing, or electronically, the first installment being 50% of the agreed amount. • The second installment must be available to the business owner 30 days before the start of the stay.
  3. If a reservation is made less than 30 days before the start date, payment must be made in a single installment at the same time as the reservation.
  4. If the business owner, in the case of a reservation, does not have the total amount due on the day of arrival, the business owner is entitled to deny the guest access to the premises, without prejudice to the business owner's right to full payment of the agreed price.
  5. If the total amount is not paid on time, an interest rate of 1% per month will be charged on the outstanding amount after written notice. Any reasonable extrajudicial costs incurred by the business owner, after notice of default, will be borne by the guest.

 

Article 7: Cancellation of accommodations

In the event of cancellation, the guest must pay compensation to the entrepreneur, which amounts to:

  • 80% of the agreed price in the event of cancellation more than 2 months before the start date;
  • 90% of the agreed price in the event of cancellation within 2 months before the start date;
  • In case of cancellation within 1 month before the start date, 100% of the agreed price;

 

Article 7.1: Cancellation of activitys

  • If a scheduled activity cannot take place due to adverse weather conditions or other force majeure events of a natural kind, no refund of paid fees will be granted. In such cases, the organizer will offer a suitable alternative or, in consultation with the participant(s), reschedule the activity to another date. The participant shall not be entitled to any further compensation or damages.
  • No refunds will be made for activities already planned.

 

Article 8: Use by Third Parties

  1. Use of accommodation and/or associated services by third parties is only permitted with the written permission of the business owner.

 

Article 9: Maximum Number of Persons Permitted

  1. The maximum number of persons permitted for Villa Ragunda is 6, of which at least 2 must be adults. Occupancy with more than the maximum number of persons is not permitted.

 

Article 10: Late Arrival and Early Departure

  1. The guest is liable for the full price of the agreement for the entire agreed period.

 

Article 11: Early Termination of the Agreement by the Business Owner and Eviction

The entrepreneur may terminate the agreement with immediate effect:

  • if the guest, fellow guest(s), and/or third parties fail to comply or fail to properly comply with the obligations under the agreement, the accommodation regulations, and/or government regulations, despite prior verbal and/or written warning, to such an extent that, according to standards of reasonableness and fairness, the entrepreneur cannot reasonably be expected to continue the agreement;
  • if the guest, fellow guest(s), despite prior verbal and/or written warning, causes a nuisance to the entrepreneur and/or other guests, or spoils the good atmosphere in or around the accommodation;
  • if the guest, despite prior verbal and/or written warning, uses the site and/or their accommodation in a way that is contrary to the designated use of the site;
  • if the accommodation does not meet generally recognized safety standards;
  • Theft, vandalism, aggression, drug use, and insulting remarks regarding race, nature, or religion are, among other things, grounds for immediate removal from the premises.
  1. If the entrepreneur wishes to terminate the agreement and vacate it prematurely, they must notify the guest by personally delivered letter. In urgent cases, the letter may be omitted; a personal verbal notification is sufficient.
  2. After termination, the guest must ensure that their pitch and/or accommodation is vacated and the premises are left as soon as possible, but no later than within 4 hours. 4. If the guest fails to vacate their pitch, the entrepreneur is entitled to vacate the pitch in accordance with Article 12.2. 5. In principle, the guest is not entitled to a refund in the event of premature termination of the agreement.

 

Article 12: Eviction

  1. If the agreement is terminated, the guest must vacate the site and leave it completely tidy by 12:00 noon on the last day of the agreed period. Rental accommodations must be vacated and left empty by 12:00 noon (garbage removed, dishes removed, rented bed linen removed from one bed) for inspection. Keys must be returned to the owner or otherwise indicated by the owner.
  2. If the guest fails to remove their accommodation, the entrepreneur is entitled, after written notice and with a notice period of 7 days, commencing on the day of receipt, to evict the site at the guest's expense. The costs of these 7 days, the costs of dismantling, and any storage and/or dumping costs, insofar as reasonable, are the responsibility of the guest.
  3. The entrepreneur has the authority at all times to enter the rented property for inspection.

 

Article 13: Legislation and Regulations

  1. The guest shall at all times ensure that the accommodation they have installed, both internally and externally, meets all environmental and safety requirements imposed by the government or by the entrepreneur as part of environmental measures for their business.
  2. LPG systems are only permitted if they are installed in motor vehicles approved by the designated authority.

 

Article 14: Maintenance and Construction

  1. The entrepreneur is obligated to keep the accommodation in a good state of repair.
  2. The guest is obligated to maintain the accommodation they have installed and the associated site in the same state of repair.
  3. The guest, fellow guests, and/or third parties are not permitted to dig on the premises, cut down trees, prune shrubs, place antennas, erect fences and enclosures, or place structures or other facilities of any kind at, on, under, or around the accommodation without the prior written permission of the entrepreneur.
  4. The guest remains responsible for keeping the accommodation tidy at all times.

 

Article 15: Liability

  1. The entrepreneur's statutory liability for damages other than personal injury and death is limited to a maximum of SEK 5,000,000 per event. The entrepreneur is insured for this.
  2. The entrepreneur is not liable for an accident, theft, or damage on their premises, unless this is the result of a shortcoming attributable to the entrepreneur.
  3. The entrepreneur is not liable for the consequences of extreme weather conditions or other forms of force majeure. 4. The entrepreneur is liable for disruptions in their portion of the utilities, unless they can invoke force majeure or if these disruptions are related to the pipeline from the guest's take-over point.
  4. The guest is liable for disruptions in the portion of the utilities, calculated from the take-over point, unless force majeure applies.
  5. The guest is liable to the entrepreneur for damage caused by the actions or omissions of themselves, their fellow guests, and/or third parties, insofar as the damage is attributable to the guest, their fellow guests, and/or third parties.
  6. The entrepreneur undertakes to take appropriate measures after a guest reports nuisance caused by other guests.

 

Article 16: Complaints

  1. A complaint from a guest must always be submitted to the entrepreneur in writing.
  2. Submitting a complaint does not suspend payment by the guest.
  3. The business owner will assess your complaint and handle it in all fairness and reasonableness. If the guest is not satisfied with this, Swedish law applies.


Article 17: Privacy

  1. To process your booking, we need to collect certain personal data. This includes: name and address, nationality, and date of birth. This data is stored in a securely secured database. We may use this data for internal marketing purposes. We will not share your data with third parties.
